What the normal survey may not cover
A general property survey may comment on the visible age of the fuse box or wiring, but it is not normally a detailed inspection and test of the electrical installation. An Electrical Installation Condition Report is completed by a competent electrical professional and records observations and circuit test results.
What the report can identify
- Damage, deterioration or signs of overheating
- Defects in earthing or protective bonding
- Unsuitable circuit protection
- Older alterations that require attention
- Parts of the installation needing further investigation
The report does not predict every future fault or assess portable appliances. Access limitations are recorded, and concealed wiring cannot always be visually inspected.
How the result can help a buyer
Knowing about significant work before completion gives you time to understand costs, plan improvements and discuss findings with your surveyor or solicitor. Older installations do not automatically require complete rewiring; the condition and test results matter more than age alone.
